Lease Your San Antonio Rental Faster With the Right Price

Lease Your San Antonio Rental Faster With the Right Price

Fewer homes come on the market in winter, which gives owners a real opening if they price right and stay on top of showings.

November, December, and January are traditionally a little slower for rentals, and that’s true well beyond San Antonio and Austin.

The slowdown carries a real benefit, though. Not as many homes go on the market in those months, yet people are still moving in and out, which gives you a good opportunity to land one of those residents.

Stay on top of your property. The trick is to stay on top of it. We wouldn’t go more than two weeks without someone viewing the property.

List at the recommended price. When you put your home on the market, list it at the price your property manager or Realtor recommends, and hopefully that’s a good recommendation. We wouldn’t try to go higher or reach for more, especially in the rental market. Get it rented as soon as possible, and you’re going to make more money.

"Skip the higher asking rent and get it leased fast, and you’ll come out ahead."

Lease quickly in a softer market. If the home has been rented before, the market may be a little softer now, and in 2026, it is. You might keep the rent the same as before, but the goal is still to get it leased out quickly.

Drop $50 after two weeks. If it’s been on the market for two or three weeks, lower the price, and we’re talking about $50. Make that drop quickly, because we want it leased as soon as possible.

The same advice works all year. We’re focused on November, December, and January here, but it’s really the same message any time of the year.
