How To Properly Handle Tenant Evictions in San Antonio

From written notices to legal action, we handle evictions efficiently to save you time, money, and stress.

What happens if a tenant doesn’t pay rent in San Antonio? Evictions are one of those topics that can stir up a lot of emotion, but the truth is, they’re sometimes necessary. I want to walk you through how we handle them and also share a bit about how we keep the homes we manage in great shape.

How do you guys handle evictions? At Peace of Mind Property Management, we’re really proactive about protecting our clients and making sure you get paid on time. If a tenant doesn’t pay rent, we don’t wait around or hope it resolves itself. We’ve got a clear process: the tenant gets a written notice or an email notice, and we reach out directly. Everything we do follows the lease exactly, including moving forward with eviction right away if necessary.

Why does your eviction process work? What usually happens is once the tenant sees all this happening and they see we’re serious, they pay. Once they go through that process, they realize staying caught up on rent is a big deal. That’s how we end up with a super low eviction rate of less than 1%, closer to half a percent. It’s rare that we even have to go through with a full eviction.

"Our proactive system keeps evictions under 1%."

What do you do for evictions? In the past, we hired attorneys to handle evictions. It’s a complicated and expensive process, and it made sense to have legal support. But after managing hundreds of homes and handling so many cases, we’ve built the experience in-house. Now, our team handles evictions online, which saves our clients money and keeps things moving quickly.

How do you keep homes in good condition? Another question we get a lot is how do we keep properties in good condition? The answer is regular inspections. Residents know they’ll happen, and they know about them well in advance. We check the condition of the property before and after each inspection and compare. That helps us catch anything that needs attention. When it comes to repairs, we’ve got the best handyman around to handle it.

So those are a few of the frequently asked questions I get. If you need any help, don’t hesitate to call me at (210) 802-9959 or send an email to info@peaceofmind.co. I’d be happy to help you out.
