Ever wonder what actually happens when a rental hits the San Antonio market? Most people only see the “For Rent” sign go up, but there’s actually a lot happening behind the scenes. Let me break it all down for you, fast, simple, and to the point.
Listing the property. It all kicks off when a rental is getting ready to hit the market. Before the listing is made available, the owner sets the key terms, like how much rent they’re asking. This also includes whether they’re open to shorter leases, how much the security deposit is, and if pets are allowed. All of that needs to be clear from the start so potential renters know exactly what they’re walking into.
Application processing and approval. When prospective tenants see the listing and like it, that’s when the application process starts. These days, applications are usually online and pretty standardized. Applicants just need to fill out the form, pay the application fee, and wait to see if they’re approved.

Lease agreement and move-in terms. If a prospective tenant gets approved, the lease terms are sent over to them. The tenant informs when they’d like to move in, and the owner shares what works for them. Once both sides agree, it’s time to move forward. The tenant will usually put down a security deposit, and sometimes a prorated portion of the first month’s rent, too.
Move-in process. Before moving in, there’s an inspection of the property. This step is important because it gives the tenant a chance to document what’s already there, like marks or damage that didn’t come from them. Doing this protects the tenant from being blamed (and possibly charged) for damage they didn’t cause. It also helps the owner keep track of the property’s condition over time.
After all that, the tenant moves in and settles.
